Terra Dalmatica

Terra Dalmatica sells premium coastal properties across Dalmatia, and most of its buyers arrive from abroad. The site had to sell in six languages, make hundreds of listings easy to explore and understand, and keep every listing perfectly in sync with the real estate portals buyers actually browse. All of it optimized for SEO, mobile and speed.

The goal was to move away from the typical template-based websites common in the industry, with a focus on maximizing the use of filters to make property searches easier. An extra touch of character was added through serif typography and an editorial layout, while the color palette remained neutral.

Under the hood runs an Elasticsearch-powered search that reads queries the way an agent would: it recognizes locations, property types and attributes, walks exact and fuzzy matching phases, and autocompletes in real time across 25 filter fields, with sale-aware pricing in both filtering and sorting. A modular XML feed system syndicates listings to portals like Indomio, RealEstateCroatia, Realitica and Crozzila, and a generic feed builder lets the agency add any new portal through WP admin, no developer needed. Every night, a two-phase sync pushes around 600 listings to the portals and removes the ones that are gone, so nothing ever drifts out of date.

Launched three and a half months after kickoff, in six languages on two domains: terradalmatica.hr and a dedicated German domain, terradalmatica.de. The portal sync that used to be a manual chore now runs nightly on its own, and the search understands what buyers type, in any of the six languages.
